It might be within easy reach of three major airports and just a stone’s throw from the UNESCO world heritage Bay of Kotor, but the new residential town and boutique resort of Luštica Bay feels worlds away. Bordered by verdant rolling hills and dipping its toes into crystal-clear Adriatic waters, it’s located along the vivid beauty of the Luštica peninsula where it’s carving out an exceptional way of life.
A life that combines the gentle traditions of Montenegrin coastal living with state-of-the-art contemporary facilities and a sustainable future. Fine-dining, superb shopping, world-class golfing and yachting, and five-star service, all converge to create the ultimate luxury riviera experience for guests and residents alike. A haven as diverse and exciting as it is tranquil and soothing to the soul.
Last year, it opened its new Marina Village. Set on the waterfront, in the heart of town, the Marina Village echoes the small hamlets that dot the Montenegrin coastline. Encompassing a new marina, The Chedi hotel, and a charming waterfront promenade of shops, restaurants, and lifestyle outlets, it has become the lifeblood of the town. A stylish harbour hub; a buzzing social scene; and a space to admire Luštica’s signature views over a glass of Montenegrin wine.
Its promenade offerings champion local talent, bringing authentic Montenegro to Luštica Bay, with restaurants serving up seasonal, local dishes and shops that combine world-renowned brands with local designs and one-of-a-kind treasures.
In July, Luštica Bay’s first hotel, The Chedi Luštica Bay, also opened its doors. Set on the waterfront of the Marina Village, the hotel sets the scene for a new holiday experience. Nowhere else will you find the unique combination of The Chedi’s discreet luxury and service alongside Montenegro’s natural warmth and authenticity. It embraces the Montenegrin saying: Samo Polako – to slow down and live in the here and now.
There are plenty of ways to do exactly that, from soaking up the sun at the outdoor infinity pool, to enjoying delicious food in the restaurants, or replenishing with Asian-inspired treatments in the spa. The interiors only add to the sense of calm, filled with light and reflecting the colours and movements of the ocean. Sea views take centre stage throughout and there’s nowhere better to enjoy them than from your own private terrace (all rooms come with one).
Alongside 111 rooms, including 60 condominium suites, the hotel boasts three restaurants, a lobby bar, a business centre with a ballroom, a private beach, an outdoor heated pool, a wellness and fitness centre with indoor heated pool and a range of resort shops.
Guests are also perfectly positioned to explore the wider temptations of the Marina Village and its brand new marina. Protecting waters that are among the cleanest in Europe, the marina is a pinnacle of sustainable design. It offers a range of services and facilities, as well as 24-hour yacht assistance to help sailors on their way.
With one of the world’s most beautiful sailing spots at their fingertips – there’s much to explore. Mighty mountains and placid waters, ancient routes to the historic towns of the Bay of Kotor, waterfront Konoba restaurants, natural coves and hidden caves all await discovery, while the coasts of Croatia, Italy and Greece are but a short sail away.
Last year also saw the beginning of construction of the town’s second neighbourhood and what will become its new cosmopolitan town centre: Centrale. Strategically located at the entrance to the site and at the junction of all its major roads, Centrale will act as the natural heart of Luštica and as an important connector to nearby towns of the region.
With the highest concentration of commercial, cultural and communal facilities in Luštica Bay, it will offer all the needs of a town centre alongside cutting-edge amenities. Apartments will be intermingled throughout the public buildings, providing a charming and dynamic place to live, perfectly located to access the rest of Luštica and Montenegro. There will be a range of apartment types, from studios through to three-bedroom offerings, ideal for young professionals and families. It is planned to host a population of 3500 people, with up to 1000 permanent residents, fostering a year-round community at its heart.
Designed to Luštica’s exacting sustainability standards, buildings will seamlessly integrate with the natural topography and offer an elegant take on the local architecture. Running through its heart will be a stunning esplanade, spanning 34 metres, lined with shops, boutiques, restaurants, bars and galleries. It will lead onto the Festival Piazza which will become a multipurpose town square for outdoor gatherings and events.
Nurturing healthy indoor-outdoor living, Centrale will be woven with greenery – parks, piazzas, native trees and plants. The historic remains of an Austro-Hungarian fortification will become a cultural public space and viewing platform with arresting views of the ocean beyond.
Centrale’s first phase will be finished by autumn this year, with the entire undertaking set to be complete by 2028. Closely linked with the rest of Luštica Bay, the new neighbourhood will become part of the effortless fabric of Luštica life. A warm, community-focused town with something for everyone; somewhere not to pass the time, but to live every moment the Montenegrin way.
